What to expect?

This is what we will do during the transaction and also what you will need to do.

THE buying PROCESS

Guide to buying property:
Getting started

Ask for quote

You ask us for a quote for our conveyancing services.

fixed fee quote

We will send you a fixed fee quote including all disbursements itemised including government fees, Stamp Duty Land Tax and Land Registry fee.

accept quote

You reply to us to accept our quote.

client care letter

We will send a client care letter and ask you to complete electronic identification checks.

money on account

We  will ask you for a small amount of money on account of disbursements.

THE BUYING PROCESS

Making Investigations

obtain Information about the property

We will obtain information from the seller’s solicitor.

forms received

We will check the title information to the property and property information forms received from the seller’s solicitor and apply for searches and raise any necessary enquiries.

Preparing a Report for You

We will prepare a purchase report about the property for you.

sign

We will send you the contract, mortgage deed and transfer deed for your signature.

send funds

You sign the  documents and send funds to us.

THE BUYING PROCESS

Contracts and completion

Exchanging Contracts

When you are ready we will exchange contracts with a date for completion.

Funding

At this point we will request mortgage funds from your lender and ask you for the balance of the funds required.

Completion

We will complete the transaction on the date agreed by the contract.

What can you do to speed up the process?

  • Please complete and return all documentation requested quickly.
  • Please deal with proof of Identity as soon as possible.
  • Please make any payments requested as soon as funds are available.
  • Please advise us early in a transaction if any funds being provided by someone else e.g. gift from parents.

Pay a small amount of money on account of disbursements

You pay a small amount of money to us on account of costs and disbursements.

Confirm details

You confirm details of any mortgage on the property and where the deeds are located.

You complete the  property information forms that we send to you.

Contract Pack

We prepare all the papers and the contract to send to the buyer’s solicitor.

redemption figure

We will obtain a redemption figure from your lender (if you have one).

THE selling PROCESS

Exchange contracts and completion

Sign contract

You sign the contract in readiness for the exchange of contracts and agree a completion date.

enquiries raised

We reply to any enquiries raised by the buyer’s solicitor.

redemption figure for your Mortgage

We obtain a final redemption figure from your lender and obtain your estate agent’s invoice

completion statement

We prepare a completion statement for you.

Complete

We complete the sale, redeem mortgage (if any), pay your estate agent, deduct our fees and send  the balance of funds to you.

What can you do to speed up the process?
